I 'm prequalified! Now what do I do? Create a list of features that you want in your dream home and prioritize them.
What area do I want to live in? There are several factors to keep in mind: How far do I want to live from work? How is the Education System? What is the crime rate?
I know what kind of house I want and the area, what's next? Communication with your Real Estate Professional is key! He or she will be able to search their database and find homes that fit your criteria!
I have found the perfect house! Now what? It's time to make an offer. This can prove to be a trying time and where your Real Estate Professional’s knowledge will help! Negotiations will begin and be sure that if you have any contact with the seller that you don't mention anything about your finances, your move, your feelings about the property or your current housing status. This could affect future negotiations.
My offer has been accepted, but I want to make sure that everything is ok. The next step you take will be looking into the condition of the house. There are several problems that you could potentially run across but are not necessarily deal breakers such as termites, mold, leaks, sticky doors, foundation problems. Inspections will be ordered to check for these potential problems and negotiations will be made to get these corrected. In some states you will be able to have a "Walk Thru" before you close to make sure that everything you have agreed upon is corrected.
We're closing today! Before coming to the closing table, make sure that all of your paperwork and deposits are in order. If the necessary items are not there at the time of closing, there could be delays.
